This minimalist, modern Soho features a central meeting area surrounded by private spaces which can be partitioned for privacy, or opened up creating a semi-continuous ring around the central workspace. Use of minimal stylistic elements creates clean, flowing lines while various stone, tile, and wood flooring delineate public vs. private spaces. Natural light floods the space from three sides, while the open design creates flow throughout.

Unique Properties

The goals of this project are functionality for the current owners, a couple with a newborn, while also allowing easy modification for future owners. This Small Home Office features a central conference table for conducting business, while all other functional areas surround the workspace. With flowing lines and sliding doors as walls, work can continue while the other family members can use other private spaces without interference.

Production Technology

Replacing walls with minimal cabinets and open shelves, more light is allowed into the entire space. Sliding doors section off private spaces or can be opened up, creating an almost continuous ring around the central office space. Open cabinetry and separating walls are highlighted with a black metal outline to protect against damage and contrast with their surroundings. Various types and grades of stone & wood flooring is used throughout to emphasize and reflect the functionality of the spaces.

Design Challenge

Transforming a four bedroom space into the dual role of small office/home office and living space for a couple with a newborn while still maximizing resale value in comparison to surrounding properties. The other major challenge was finding a balance between public and private areas and a fluidity between both of these roles.

Project Duration

This project finished in May 2019.

Operation Flow

Entering the property through a small entrance hallway, visitors are greeted with a central conference table for conducting business. Sliding doors allow the obscuring of all other functional areas surrounding the workspace. With flowing lines and sliding doors as walls, work can continue while the other family members can move freely through and use the other spaces in the apartment without interference.

Research

Knowing that this property will be sold by the current owner in the future, the designers explored the surrounding properties and their price range to target the maximum resale potential while balancing remodeling costs. In this market, the pricing of apartments and bank loan amounts are generally tied to the number of bedrooms an apartment has, making this a difficult decision in balancing the needs of a SOHO vs. a private residence.

Inspiration

At UrBesign, the clients and their aesthetics should be reflected in the design, rather than those of the designer. Designs reflect the personality of the client. With this project for a couple and their newborn, establishing a home office balanced with a suitable residential space was paramount. The driving concepts are balance between time,space,and interactions between the various users of the space while minimizing the amount of materials used yet maximizing the impact of the space.
