The layout challenges the standard planning of Yungching Realty by introducing a distinct relaxation zone in the rear. This area features a lounge bar that functions as a multi-purpose space for leisure, activities, and VIP meetings. As the most unconventional element in the design, it reflects the owners' vision of a non-traditional office environment. Curved forms, dark tones, and lighting effects are used to create a dynamic atmosphere, bringing the energy of a night party into the workplace.

Artistic paint is used to create the dark atmosphere, and Italian terrazzo countertops, tiles, and painted iron pieces are also used to express the different levels of black, with the light to freely change the atmosphere, which create a sense of comfort and stability. The chair is extended against the curved wall, and the irregular sofa and bar chairs are added to relax the body and immerse in the sense of space. And the VIP meeting room requires a small area, thus the cream colors could create a space to focus on discussion.
There were a number of designers to compete together for this case, and Ching I Shen stood out with a fresh concept, who found out the pain points of the real estate industry, and effectively solved. The standard space appearance of Yungching Realty has long affected all levels, through this case which demonstrates a model in the framework breakthrough, and the number of visitors, turnover, employment, and employee well-being, have all been improved. Because of the good space image, it also enhances the trust with the landlord, indicating the importance of a good space design for the overall business operation.
The project started in December 2023 and finished in April 2024 in Taiwan.
The leisurely lounge area is equipped with sufficient seats to accommodate all partners, and also provides a space for communication between branches. Some seats are equipped with storage function to store the data given to customers, whose the moving line is easy to access in the store. The bar in the middle island is equipped with a tea area, and the background wall is equipped with a shelf to place cups, which is convenient for dining and tea.
The most important goal of this design is to improve the working environment of real estate agents, provide a good space to eat, rest, and have meeting, and also provide a private space where customers can make offers. The lounge area is a bold leap away from the past image, taking the dark night as the design concept, and the lamps gently projecting like the dim moonlight, to help release pressure, so that the partners who stay in the company for a long time can have a temporary breathing space.
Yungching Realty Inc. is a Taiwanese real estate brand, and this Hsinchu branch is run by three young owners aiming to change its traditional image. The original space combined office, negotiation, reception, and leisure areas, which often overlapped, creating a sense of instability. The new design clearly divides the areas, separating their functions, and emphasizes the leisure space to offer a comfortable environment for the high-pressure work of the agents.
