The building is located next to a store designed by Paulo Mendes da Rocha, a Pritzker Prize-winning architect. Although it is not a listed heritage site, the store is an important icon for the city. The architectural challenge was to design the new building in a way that respected the store's volume, with alignments, setbacks, and height restrictions that ensure its visibility and preserve its relevance in the urban context.
Location - São Paulo - Brazil 844 Cidade Jardim Avenue The project started in August 2023 and will be finished in April 2028.
The inspiration was to integrate the building into the urban fabric, making it accessible through public transportation and incorporating sustainable strategies such as stormwater management, spaces for green vehicles, high-performance glass, and efficient water usage. Biophilic elements were added to reflect the nearby Parque do Povo, along with tree-lined, pleasant streets.

Nex One Park View Mixed Use Building has been a Bronze winner in the Architecture, Building and Structure Design award category in the year 2024 organized by the prestigious A' Design Award & Competition. The Bronze A' Design Award is given to outstanding designs that showcase a high degree of creativity and practicality. It recognizes the dedication and skill of designers who produce work that stands out for its thoughtful development and innovative use of materials and technology. These designs are acknowledged for their professional execution and potential to influence industry standards positively.
